We will endeavour to offer you a friendly, approachable service in finding a suitable property. Once this has been achieved the following process will begin.
All applicants will need to provide the necessary documents to complete Right to Rent and referencing checks. An application form and data consent form will need to be completed to proceed.
We will take out 2 references on each applicant. We can discuss individual cases which may need more clarity at this time.
A holding deposit equivalent to 1 weeks rent is payable once a suitable property has been found, in order for us to process your application. Upon satisfactory completion, the remaining 4 weeks deposit must be paid.
The deposit paid (equivalent to 5 weeks rent) will be held in the government approved Deposit Protection Service until the end of your tenancy.
An Assured Shorthold Tenancy Agreement will be drawn up which is for 6 months. At the end of the fixed term, if all parties are happy and you wish to continue living at the property, no charges are payable. The only thing to remember is that you will need to give the Landlord one months notice when you wish to leave. The Landlord will need to give you 2 months notice if he/she requires the property back.
When you vacate the property we will check the property’s condition against the Inventory/Schedule that you were issued at the start of the tenancy. If we are happy that there are no deductions required then your deposit will be requested for repayment to you in full. However if we feel there are issues concerning damage or condition then these points will need to be addressed. Any issues not corrected will be deducted from your deposit.
Any amendments to a contract after the start of a tenancy will be charged at £50.00 VAT Inclusive e.g. change of name, joint tenancy to sole name or visa versa.
Other default fees payable during the duration of the tenacy –
Lost/Replacement Keys – If the Agent has to get replacement keys cut, there will be a charge of £18.00 Vat Inclusive in addition to the cost of keys.
Late Rental Payments – For Rent payments outstanding for 14 days or more, a fee equivalent to 3% per annum above the bank of England base rate will be charged for each day the payment has been outstanding.
