  • Finding a property and the process

    We understand that finding a suitable rental property can be challenging or daunting if it is your first time.

    We offer tenants a friendly, approachable and supportive service in finding a suitable property and with ongoing management. You will find our properties advertised on www.onthemarket.com, our own website here and within our office. You may wish to register your details with us so that we can advise you of when any suitable properties become available.

    Once you have viewed a property and wish to proceed forward with an application the following process will begin.

    All applicants will need to provide the necessary documents to complete Right to Rent and referencing checks. An application form and data consent form will need to be completed to proceed.

    We will take up 2 references on each applicant. We can discuss individual cases which may need more clarity at this time.

    A holding deposit equivalent to 1 weeks rent is payable once a suitable property has been found in order for us to process your application. Upon satisfactory completion of referencing, the remaining 4 weeks deposit must be paid.

    The deposit paid (equivalent to 5 weeks rent) will be held in the government approved Deposit Protection Service until the end of your tenancy.

    An Assured Shorthold Tenancy Agreement will be drawn up which is for 6 months. At the end of the fixed term, if all parties are happy and you wish to continue living at the property, there is no need for new contracts. The only thing to remember is that you will need to give the Landlord one months notice when you wish to leave. The Landlord will need to give you 2 months notice if he/she requires the property back.

    When you vacate the property we will check the property’s condition against the Inventory/Schedule issued at the start of the tenancy. If we are happy that there are no deductions required, then your deposit will be requested for repayment to you in full once all end of tenancy procedures are completed . However if we feel there are issues concerning cleaning, damage or condition we will discuss this with you. Points raised will need to be addressed, any issues not rectified will be deducted from your deposit.

    If you are in a ‘Find Only’ property which is managed solely by the landlord, the end of tenancy procedures will be conducted directly between you and them.

    Any amendments to a contract after the start of a tenancy will be charged at £50.00 VAT Inclusive e.g. change of name, joint tenancy to sole name or vice versa.

    Other default fees payable during the duration of the tenancy –

    Lost/Replacement Keys – If the Agent has to get replacement keys cut, there will be a charge of £18.00 Vat Inclusive in addition to the cost of keys.

    Late Rental Payments – For Rent payments outstanding for 14 days or more, a fee equivalent to 3% per annum above the Bank of England base rate will be charged for each day the payment has been outstanding.

  • What you can expect from us

    It is of the upmost importance to us that our tenants feel we are friendly, approachable and respectful but also proactive in dealing with any concerns or issues in a swift and timely manner.

    Many of our tenants have been with us long term which is testament to the relationships we value and build with them.

    Once you move in, we will visit you within the first 2/3 weeks to check all is well and you have no problems. Ongoing property inspections are carried out 6 monthly but you can call us out at any time if the need arises, this could be for a maintenance issue or to speak in confidence in your home. We are here to support and assist as required.

    When any maintenance issues arise, these are carried out by local tradesmen who have a vast knowledge and experience base, working closely with us and our tenants to resolve any faults.
